Originally built in the 1920s, “Yankee Arms” (811 Walton Avenue) is elegantly situated amongst its neighbors – nestled between the County Courthouse, Bronx Borough Hall, and Yankee Stadium. The co-operative full-service building has 139 apartments and several commercial units.
As it approached its 100-year anniversary the building faced a dilemma: a recent historical designation that would require NYC Landmarks Preservation Commission (LPC) approval for all exterior renovations. For a building this size, the process of a typical LPC-approved window replacement was destined to be prohibitive.
Following attempts by two reputable competitors, the Co-op Board of Directors hired WindowFix to provide a cost-effective and approvable option that would meet the building’s needs. The solution was Aluminum Thermally Broken Window by Universal Window of Marlborough, MA. The first model unit was installed along the entryway of the building’s elegant courtyard for all residents to admire.
Working closely with the building Architect, the LPC, and the Co-op Board of Directors WindowFix was able to allow the building to access a modernized, energy-efficient envelope at approximately half the cost estimated by other professionals and saving unit owners several million dollars in total.
